Property Type FAQs

Is there a lien on my/this address?

Property reports on NeighborWho include a Liens section that will have information if our data providers show a lien record on that property. You can check for lien records on properties by running a property search and clicking into the full report. An empty liens section on the report doesn’t guarantee that there isn’t a lien on the property.

Can I see the value of my property?

Property reports on NeighborWho include a Property Value section that will usually have information about the expected property value. NeighborWho value estimates come from multiple sources and are updated regularly to keep up with a rapidly changing market. In order to get the most accurate valuation possible, we have partnered with industry leading data vendors to try to provide a range of potential values including minimum and maximum values.

Why can’t I find the apartment building I am looking for?

Properties that have unit numbers can sometimes be difficult to find. This includes apartment complexes, multiplexes, duplexes, condos, row houses, and more. You can try searching using a unit number as well or go to the Related Properties section within the property report to see if there are other properties associated with the address.

Deed FAQs

Why aren’t I seeing that I’m the owner of a property that I just purchased?

While we’re constantly updating our data, transaction records are something that can take a bit of time for the county and our data partners to get updated so it can be presented on consumer websites, such as NeighborWho. Due to these delays, you may see a period of time between acquiring your new property and that change in ownership being reflected on our site.

My name is misspelled in the property information. Am I able to fix the typo?

There is currently no way for you to change the information related to a property on your own, but you can use either of the two following methods to our team to see that there is an issue with the data:

  1. There is a thumbs up/down indicator that is visible in the “Possible Owners” section of the report. By clicking on the thumbs down button, it indicates that there is a problem with the data and our team will review this feedback periodically.
  2. If you would like to provide additional information, please log the issue with our support team via email at [email protected].

How can I gain access to the physical deed for a property?

While we do present the transaction history and information that appears on deeds, the physical deed is not currently available through the site.

Possible Owner FAQ

Why doesn’t the “Possible Owner” match the owner in the deeds section?

This can sometimes happen as the information from our partners gets updated and some content is updated slower than other content. If you should happen to see this issue, you can take one of the following actions to help us to improve the information and try to ensure the best accuracy possible:

  1. There is a thumbs up/down indicator that is visible in the “Possible Owners” section of the report. By clicking on the thumbs down button, it indicates that there is a problem with the section and our team can use the information to track areas that need improvement.

Estimated Value FAQs

What does “estimated value” mean?

The estimated value is just that, the potential value of the property based on modeling that is done by some of the leading providers of such data. While we aim to provide our customers with data that is as accurate as possible, reaching out to a real estate agent or having the property assessed will be the most accurate way to get a proper valuation done.

Is the estimated value what I should list my house for?

No. This value is intended to provide a reference point for the estimated value of the property based on current local/national market conditions. Reach out to a real estate professional and/or have a property assessed for an up-to-date valuation.

Is the estimated value what I should buy a house for?

No. Please reach out to a professional real estate agent and/or an appraiser that knows the area to formally evaluate the property to ensure that the property doesn’t have any issues that may negatively affect the value. As each property is unique and has its own history, there are going to be aspects of the property condition that cannot be captured without being inspected or assessed.

Assessed Value FAQs

What does assessed value mean?

The assessed value is the value of the property (land value) plus the value of any buildings or other improvements that were done to the property (improvement value). The sum total of these two things is the total assessed property value. The assessed value may change year over year depending on the county, but is frequently updated as part of an appraiser’s assessment when a sale takes place or a house on the property is being renovated, requiring permitting.

Why is the assessed value different from the estimated value?

The assessed value is the best valuation of a property when it is just updated after a sale or upon an assessor visiting the property to do an assessment. This is the value that the property tax is based on, but it is frequently anchored to whenever the property was last assessed with a potential annual percentage change based on inflation or other local market factors. As time goes on, this value becomes less accurate to the current market conditions, but is the best representation of the property value when it is newly updated by an appraiser.

The estimated value is a modeled value of a property that is based on local market conditions and is updated frequently. This information maybe accurate for the current market, but is not a substitute for an appraisal.

HOA Questions

I live in an HOA community, why don’t I see any information in the property report?

While NeighborWho does include HOA information, there may be gaps in the data depending on where you live. We are always looking for ways to improve the data, so please report any instance of this occurring by clicking the thumbs down that’s located beneath the HOA section of the report.

Building Permit Questions

I recently got a permit approved, why don’t I see it on the site?

Depending on when a permit was issued, it may take a while for the information to get digitized and distributed. If this is the case, please check again at a later date to see if the permit information has been updated for your property.

Recently Sold Homes Questions

A neighbor recently sold their home and I am curious about the price, how come I can’t find it?

While we’re constantly updating our data, transaction records are something that can take a bit of time for the county and our data partners to update so it can be presented on consumer websites, such as NeighborWho. Due to these delays, you may see a period of time between acquiring your new property and that change in ownership being reflected on our site.

The related properties section of the property report contains units that exist within a single building. This is useful for situations where there are apartments, or the property contains a duplex, quadraplex, triplex, condos, or row houses. You may frequently find this section being populated with related properties when there is an HOA as well, as they tend to own the larger plot of land where many other properties (condos) are located.

The related properties section will only populate if there are several units that have unique addresses within a single building/structure. If this section is blank, then you are likely reviewing a property such as a single family residence that only has a single address.

Property Search Questions

Why does the recommendation for my search differ from what I’m typing in?

This may be experienced for a few reasons when searching for an address, but some of the most common are the following:

Sometimes the address in our records will differ in spelling of common names like “street, drive, court, etc.” that may need to be adjusted to improve the search. Modifying these to some of the more common alternative ways of spelling or truncating them can help to improve this search experience.

Sometimes the search will imply that you’re located somewhere that you are not. If you are seeing that the search recommends properties in another part of the country, continue typing and it will start to close in on the correct location.

Monitoring Report Questions

Is there any way for me to keep an eye on a property that I like, or just want to know more about?

Yes. by clicking on the “Monitor” button when reviewing a report, you will receive notice when that report is updated. You can manage all monitored reports by visiting the “Monitoring” section of your account, found under the menu at the top right corner of the screen.

Am I able to monitor other reports?

All report types support monitoring.

I’m unable to monitor more reports, what should I do?

Each subscription is limited to a specific quantity of reports that may be monitored. Should you require additional monitoring to help you keep an eye on some reports, please submit a request to the support team via email at [email protected].

Add to List Questions

Can I create my own lists?

You can create as many lists as you would like. There are two ways to do this:

  1. Click “List” in the header options when viewing a report
  2. Select from the options:
  • a. Add to new list: Allows you to create a new list that will contain this property.
    • i. Name the list something that you will remember
    • ii. Click “Create List”
  • b. Manage saved reports and lists
    • i. Will open the list management dashboard and navigate away from the subject report.
  • c. Add to an existing list
    • i. Saved Reports is a list that will be automatically created when you click “save property” in the header. All properties that are “saved” will be added to this list.
    • ii. Rental properties is another custom list that is created by clicking “add to new list” and creating one from there.

I have a list called “Saved Reports,” what does this mean?

You can quickly save properties to a generic list by clicking “Save” in the header. This will save the report of any type to a default list called “Saved Reports.” Once saved, the button in the header will be highlighted and state “Saved,” indicating that it has been added to that list.
